Bioclimatic Pergola Prices: What Sets the Cost per m²
Last updated:
There is no honest single price per square metre for a bioclimatic pergola, because it is an engineered structure priced to measure. Seven factors set the cost: size, louvre type, motors and automation, side enclosures, lighting and heating, structural requirements and installation conditions. Know them and you can compare quotes properly.

Why no one quotes a number without seeing the project
Everyone starting a bioclimatic pergola enquiry asks "how much per square metre?" A fixed figure would hide the fact that two pergolas of identical floor area can differ greatly in profile section, mechanism and equipment. A 4 x 4 m unit on a sheltered inland terrace and a 4 x 4 m unit on an exposed coastal rooftop do not share a bill of materials.
This guide does not publish a price list, and we do not invent one. It explains what moves the price, in what direction and what you must write in an enquiry so the answer reflects your site. The manufacturer's quotation stays specific to your project and is finalised once exact measurements are confirmed.
The seven cost factors
| # | Factor | How it moves cost | What to state in the enquiry |
|---|---|---|---|
| 1 | Size (width x projection) | The main driver; wider spans need heavier profiles, and beyond some widths an intermediate column is needed | Width, projection, free-standing or wall-mounted |
| 2 | Louvre type | Rotating-louvre pergola and fully retractable rolling roof differ in mechanism and price | Piston (louvred) or scissor (rolling roof) |
| 3 | Motors and automation | Remote, rain and wind sensors, smart-home integration add cost in steps | Control method, sensors, integration |
| 4 | Side enclosures | Zip screens or guillotine glass turn an open terrace into an all-season room, a major budget line | Which sides, which system |
| 5 | Lighting and heating | In-louvre LED strips, spot lights and electric heaters | Lighting type, dimmer or RGB, heater count |
| 6 | Structural requirements | Snow-load zone, wind speed and ground conditions change profile and anchoring | Location, exposure, slab or ground type |
| 7 | Installation | City, floor height, crane need and shipping distance | Site access, floor level, destination |
1. Size
Cost rises with span because profile cross-sections thicken. Quoting by "m²" is therefore misleading across sizes: a large module is not just a scaled-up small one. Both the scissor and piston systems can be joined into several modules, up to six, which spreads loads across more supports and often changes the price per m² compared with one oversized unit.
2. Louvre type
The scissor bioclimatic pergola opens the roof completely; the piston bioclimatic pergola rotates its blades 100°-115° and stays in place. They use different mechanisms, so they are priced differently. Decide on the function first (open sky or fine shade control), then compare prices.

3. Motors and automation
Motors come from established brands in the 120 Nm class, and a remote is the usual starting point. Rain and wind sensors, app control and smart-home links move the price up in steps. For hospitality clients they are rarely optional, because a roof that must be closed by staff in a sudden shower is a roof that will be left open.
4. Side enclosures
Adding zip screens or guillotine glass is often the largest single addition to the budget, and it changes what the structure is: an open covered terrace becomes a room usable in all seasons. Quote the enclosure as its own line so you can compare it with separate zip screen and guillotine glass offers.
5. Lighting and heating
LED can be built into the louvre channel (12V strip, RGB or dimmer as options), with spots and electric heaters as further items. Small items individually, but they accumulate on a multi-unit job.
6. Structural requirements
Snow-load zone, wind speed and ground conditions change profile and anchoring selection. The standard systems carry a stated test: UNE-EN 13659 Class 6 at 112 km/h wind, and a 100 kg/m² snow reference to Eurocode 9. If your site exceeds those, expect a heavier specification and a project calculation made for your exact dimensions.
7. Installation conditions
Location, floor height, any crane requirement and shipping distance all count. A rooftop installation on a high floor is not priced like a garden unit. For export projects, freight and the destination's installation team are separate lines; see export and project supply.
Factory-direct versus reseller offers
Most offers in the market come from resellers who add a dealer margin on top of a manufacturer's price. The pergolas here are made by our manufacturing partner in Türkiye, with extrusion, coating and assembly under one roof (the facility covers 35,000 m²). The buyer therefore sees the specification at factory-direct pricing, and the structural calculation is done for the exact dimensions rather than fitted to a catalogue size.
For a distributor or contractor this matters in two ways: you can build your own margin on a known base price, and you can ask the manufacturer for technical documents instead of a brochure.
How to compare two quotes
Put them side by side with this checklist:
- Same overall dimensions and number of modules?
- Same system type (scissor or piston)?
- Same profile and coating, with the motor brand and torque stated?
- Are sensors, remote and app control included or extra?
- Is lighting included, and which type?
- Are side screens or glass in the price or listed separately?
- Does the quote include a structural calculation for your snow and wind zone?
- What does it say about drainage, anchoring parts and installation or supervision?
- What are the warranty terms? The standard here is five years on the motor and two years mechanical.
How to get an accurate quote
Three details are enough to start: the approximate size (width x projection), the city or country of installation and the intended use, such as a residential terrace, restaurant or hotel. Send them through the quote form and a project-specific price is prepared, with the final figure fixed after exact measurements are confirmed and with no surprise items.

For multi-unit projects add the number of units, whether they are identical and the requested delivery window; this allows the price to be built on repeatable modules.
Frequently Asked Questions
How much does a bioclimatic pergola cost per m²?
There is no fixed figure, because the price depends on size, louvre type, motors, side enclosures, structural needs and installation. A manufacturer quotes after seeing size, location and use.Which factor changes the price most?
Size is the main driver, followed by louvre type and by whether side enclosures such as zip screens or glass are included. Is a rolling roof more expensive than a louvred pergola?
They use different mechanisms and are priced differently, so compare by function. A scissor roof opens fully; a piston roof rotates its blades 100°-115°.Why buy from the manufacturer?
Factory-direct supply removes the reseller's margin, and the structural calculation is made for your exact size. What do I need to send to get a quote?
Approximate width and projection, the installation city or country and the use. Details like sensors, lighting and side closures help.Request a quote and our manufacturing partner in Türkiye will prepare a price study for your site.
